Contain the room with 6mil plastic on the door and to windows, includes running an air scrubber to allow no contamination
Remediate the concrete areas and the wood areas with an antimicrobial solution that eliminates and prevents mold growth
Fix egress with new concrete area that extends over the window area and allows for a proper cove (We discussed a cover being over this area but if the cover is on this spot it will continue to roll over the cover into the window, because the concrete is lower than the window. Tear out previous concrete and repour new egress area so water will not come in any longer)
