Scope of Work
The project involves a comprehensive approach to foundation protection, drainage improvement, and insulation replacement. This includes:

Excavation and Foundation Assessment:
- A trench will be excavated along the back of the house and around the foundation for a thorough inspection. The inspection will focus on identifying any structural or moisture-related issues affecting the foundation.
- Any necessary repairs will be completed to address foundation concerns before proceeding with drainage system installation and landscape enhancements.

Site Grading and Drainage System Installation:
- Grading: The grading on the rear and west side of the property will be adjusted to direct water flow away from the foundation. Proper grading will prevent water intrusion and promote effective drainage.
- Waterproofing: A waterproof membrane will be applied to the foundation walls to further protect the structure from moisture infiltration.
- French Drain Installation: A French drain system will be installed on the east side of the backyard, near the former concrete patio and pool pump house. This system is designed to intercept groundwater runoff from the neighboring property and excess surface water in the backyard.
- Gutter Integration: All existing gutters will be integrated into the drainage system to improve overall water management.
- Retention Basin: A new drainage run will be excavated along the rear of the home, extending to the west side and terminating at a large underground retention basin. The basin, positioned north-south along the west backyard fence line, will disperse collected water through ground saturation and evaporation, directing flow away from the foundation.
- Perforated PVC Pipe: The drainage system will incorporate a 6-inch perforated PVC drain pipe installed along the entire trench length. The trench will be backfilled with ASTM-approved drain rock and enclosed in high-quality filter fabric to prevent sediment infiltration and ensure long-term functionality.

Paver Installation:
- Approximately 800 square feet of pavers will be installed between the back patio and the pool pump house as part of the landscape enhancement. The drainage system will be integrated into the paver installation to ensure proper runoff management.

Insulation Replacement in Crawlspace:
- As part of the project, the removal and reinstallation of insulation will be carried out in the crawlspace. The existing insulation will be removed, and new batt insulation will be installed to improve energy efficiency and thermal performance. As well as removal of all insulation that has become wet.
- This step will enhance the overall comfort of your home by ensuring that the foundation is properly insulated, preventing drafts and heat loss, and increasing the overall energy efficiency of the building.

Any necessary repairs will be completed prior to the installation of drainage and landscape improvements.
Site Grading and Drainage System Installation:
To prevent water intrusion and enhance overall site drainage, the grading at the rear and west side of the property will be adjusted to facilitate proper water flow away from the home. A comprehensive drainage system will be strategically installed to optimize water redirection and mitigate future foundation issues. As an additional protective measure, a waterproof membrane will be applied to the foundation walls to minimize moisture infiltration and extend the structure’s longevity.
A French drain system will be installed at the east side of the backyard, near the former concrete patio adjacent to the pool pump house. This drainage system is specifically designed to intercept groundwater runoff from the neighboring property as well as excess surface water in the backyard. Additionally, all existing gutters will be integrated into the drainage system to enhance overall water management. Paver Installations part of the landscape enhancement, approximately 800+ square feet of pavers will be installed between the back patio and the pool pump house. The drainage system will be fully integrated into the paver installation, ensuring proper runoff management.
