Scope of Work:
1. Excavation and Foundation Waterproofing (North Side):
Excavate the foundation on the north side of the house to the appropriate depth to expose the foundation wall.
Thoroughly clean and prepare the foundation wall surface for waterproofing.
Install a high-quality waterproof membrane along the exposed foundation wall to prevent water infiltration.
Backfill the excavated area with ASTM drain rock to ensure proper drainage while maintaining structural integrity.
2. French Drain/Curtain Drain Installation (North Side):
Install a 6-inch perforated French drain/curtain drain parallel to the north side foundation.
Surround the perforated pipe with ASTM drain rock for optimal drainage and wrap it in filter fabric to prevent sediment clogging.
Connect the French drain/curtain drain to a 6-inch solid drain pipe that runs downhill to the pond near the existing 4-inch ADS outlet, ensuring proper slope for efficient drainage.
3. Concrete Demo and Waterproofing (Back Area Near Hot Tub):
Remove the existing concrete slab from the expansion joint located near the back steps by the hot tub to the covered porch.
Excavate and clean the foundation wall in this area, installing a waterproof membrane for water protection.
Install a 6-inch ground drain with connections for gutter downspouts to ensure efficient water redirection away from the foundation.
Install 6-inch perforated drains beneath the new concrete slab for subsurface water management. These drains will be surrounded by ASTM drain rock and connected to a 6-inch solid pipe leading to an outlet near the pond.
4. Concrete Slab Replacement:
Pour and finish a new concrete slab to replace the demoed one. The new slab will include proper slope and expansion joints to prevent water pooling and ensure long-term durability.
5. Drainage System Installation (South Side Backyard):
Install 6-inch perforated drain pipes along the south side of the backyard for connection to gutter downspouts.
Surround the perforated pipes with ASTM drain rock and wrap them with filter fabric to prevent sediment infiltration.
Tie these perforated pipes into a solid 6-inch drain line, which will lead to an outlet near the south side backyard pond.
Ensure the system has an adequate slope and proper outlet placement for effective water control.
6. Front Yard Drainage and Gutter Upgrades:
Install a 6-inch perforated French drain in the front yard to connect with the downspouts, managing surface and subsurface water. Surround the pipe with ASTM drain rock and wrap with filter fabric.
Replace the existing gutters with new, high-capacity gutters and additional downspouts.
Install downspouts in strategic locations to ensure proper water collection and redirection to the drainage system.
Additional Details:
All drainage pipes will be properly sloped to ensure efficient water flow.
ASTM drain rock will be used in all drainage areas to ensure high water permeability and long-lasting performance.
Concrete work will include a professional finish with a proper stamped edge to match existing conditions.
